Arrival Living is an independent, full-service property management business.  Founded and led by some of Australia and New Zealand’s most experienced and recognised property management specialists, Arrival offers our clients the benefits of our decades of experience in mobilising and managing residential communities, coupled with an independence that ensures that each of our clients always feel, and remain, important.

Michael Heffernan

Managing Director

Michael founded Arrival Living in November 2019 to address a gap in the specialist third party student accommodation management, a market which has traditionally been filled by non-independent Owner Operators.  Michael has a strong network across the higher education sector in Australia and New Zealand and is recognised as an industry leader in the Purpose Built Student Accommodation (PBSA) sector.  Michael has previously held the role of Chief Executive Officer for Campus Living Villages (CLV) and, more recently, Chief Executive Officer of Atira Student Living.

Michael was headhunted by Goldman Sachs in late 2017 to lead student accommodation start-up business, Atira Student Living.  Commencing as CEO in January 2018, Michael oversaw the mobilisation of 2,300+ beds across three cities in 13 months.  Under Michael’s leadership, Atira underwent transformation change to become one of Australia’s leading student accommodation businesses – a significant factor in Atira’s successful sale to Scape Australia in September 2019.

Prior to joining Atira, Michael spent nine years as Chief Executive Officer of CLV – the largest on-campus owner and operator of student accommodation in Australia and New Zealand. Michael led the Australian (2009 – 2017) and the New Zealand businesses (2015 – 2017) and was a key member of the Global Executive Team. Under Michael’s leadership, CLV received “Excellence” awards in three consecutive years by the peak industry body for student accommodation.

Shannon O’Connor

Chief Operating Officer

Shannon is responsible for the operational leadership and management of Arrival Living and commenced in March 2020, after the successful hand over of the Atira Student Living operational platform following the sale of the business to Scape Australia.

With a clear focus on building innovative and sustainable solutions surrounding the customer experience and community engagement, Shannon also leads and coordinates the Head Office support functions including Operations, Marketing, Sales and ITC. His confident management experience of operations and marketing includes the 10,000+ bed Campus Living Villages (CLV) portfolio in Australia, CLV’s global marketing platform spanning 44,000+ beds, and the award winning Atira.com integrated website.

Shannon’s experience in leading through innovation, effective project delivery and successful management of organisational change is recognised by the achievement of key performance indicators and leading multiple professional & industry award victories. Passionate about businesses that feature sustainable growth, Shannon has also consulted on the bid and transition of 5,000+ beds.

Shannon leads from the front when it comes to improving performance through undertaking strategy design, reviews of operational platforms, the delivery of policies and procedures together with targeted staff training modules, often delivered in person.

Keiron Humbler

Chief Asset & Development Officer

With more than 25 years experience in Facilities Management, Keiron has a skill set that is unique to Arrival Living in the accommodation sector.

With his focus across Risk, Safety and Asset Management spaces, Keiron possesses extensive knowledge in ensuring that the built environment integrates successfully with the customer experience.

Keiron brings many years of Group & Global Executive experience to Arrival Living, having overseen the management of Campus Living Villages (CLV) global portfolio, and that of InvoCare, a leading ASX200 company.

His ability to bring the ‘Whole of Life’ perspective from Design, Development, Construction and then into Operations provides customers of Arrival Living with a unique resource to assist in delivering the best outcomes from both a commercial and student experience perspective.

Janet Thompson

New Zealand Lead

Janet is one of the most recognisable figures in student accommodation within New Zealand. She has more than 25 years experience in property management, including more than 15 years in the student accommodation sector, working both with universities and the private industry.

She undertook the role of New Zealand Lead working on behalf of Atira Student Living (2017-19) providing deep insight into local market conditions and development opportunities. Upon the successful sale of Atira in September 2019, Janet made the decision to join the management team and form Arrival Student Living.

Janet retains a strong reputation and is known as a person who has a real empathy for people, and a passion for the belief that connection is an integral part of the university recruitment and retention strategies.

Janet’s student accommodation journey began in 1999, when she took on the role as Community Manager for the Halls of Residence at the Massey University Palmerston North Campus. In 2005, Janet accepted the role of Chief Operating Officer and Interim Chief Executive Officer at Campus Living Villages (CLV).

Janet operated her own accommodation business (2010 – 2017) before undertaking the role of Property Division Manager for Property Brokers, successfully leading the performance of a team managing 5,500 rental properties over 16 different locations.
